Orlando's Baldwin Park Wins National Site Revitalization Award
Navy Base Turned Upscale Community Receives Phoenix Award™
for Excellence in Environmental Redevelopment

BOSTON (November 14, 2006) – Orlando's Baldwin Park community, the largest single-phase demolition and recycling project in history that has resulted in one of the nation's most successful residential real estate developments, has added yet another prestigious award to its trophy case.  The Phoenix Award™ was presented to Baldwin Park Development Company today during the Brownfields 2006 environmental conference in Boston.

The 2006 Phoenix Award winners represent outstanding brownfield projects from each of the 10 U.S. Environmental Protection Agency (EPA) regions.  A brownfield is the reuse of property which may be complicated by the presence or potential presence of a hazardous substance, pollutant, or contaminant. Baldwin Park represents Region 4, where the 1,100-acre community was built on the site of the former Orlando Naval Training Center main base.  During the awards presentation, Baldwin Park also was recognized as one of the top two revitalization projects in the entire United States.

"We are excited to recognize Baldwin Park with the only site revitalization award that is nationally recognized as a standard of excellence," said Denise Chamberlain, executive committee chair of the Phoenix Awards.  "Baldwin Park is an excellent model for other communities and groups to replicate, and we are pleased to acknowledge their redevelopment effort with this premiere environmental award."

During the three-day conference, Baldwin Park will showcase their redevelopment project with case study presentations and exhibits.  Approximately 7,000 leaders in the environmental industry attend the annual event.

"We are honored that yet another nationally prominent organization is recognizing Baldwin Park," said David Pace, managing director of the Baldwin Park Development Company.  "This project is truly an economic revitalization success story of how unused land can be dramatically transformed into an environmentally-sensitive community where thousands of people live and work.  The Phoenix Award further confirms that Baldwin Park is a national model of environmental revitalization excellence."

About Baldwin Park
The Phoenix Award is the sixth nationally significant award presented to Baldwin Park.  Recent recognition also was received from the U.S. Environmental Protection Agency, the Urban Land Institute and the National Arbor Day Foundation.  Just five years ago, the site was the largest single-phase demolition project in the country.

Located in the heart of Orlando, Florida, Baldwin Park was once a naval training center.  A 16-month demolition and recycling process resulted in the dismantling and recycling of 256 buildings, 200 miles of underground utilities and 25 miles of roads.  Nearly all of the materials were marked for reuse.  Today, the property features a business and residential community filled with 1,100 homes, countless businesses, lakes, parks and wildlife.  The community is expected to generate nearly $30 million annually in property tax revenues.  When sales end in 2009, Baldwin Park will be home to 10,000 residents living in 4,100 apartments, townhomes, condominiums, cottages and custom-built homes.
